Every part of a property campaign exists to produce one thing: somebody standing on the site with your sales team. Counting anything before that flatters the numbers.
Short answer
Real estate digital marketing generates enquiries for property projects, but the meaningful conversion is a site visit rather than a form submission. Campaigns are built per project, priced bands are published to protect lead quality, and follow-up runs for months because property decisions do.
Four details. A real reply the same day, from me.
01 The premise
Almost every developer can tell me their cost per lead. Very few can tell me their cost per site visit, and almost none their cost per booking. Yet the gap between an enquiry and a visit is where the entire business sits — a form fill is curiosity, a forty-minute drive on a Sunday is intent.
Once you measure that gap, the decisions change. Hiding the price maximises lead volume and destroys visit rate, because most of those enquirers could never afford it and your sales team absorbs the cost of finding out. Publishing a band produces fewer, better leads and a materially higher visit rate.
The other structural feature is the NRI buyer, who may commit without ever visiting. That is a completely different sales process needing video walkthroughs, documented approvals, construction progress and somebody reachable across a time zone. Treating an NRI enquiry like a local one is how those leads are lost.

Real estate advertising has established bad practices. These are the ones I decline.

Most developers know cost per lead and not cost per visit. The second number predicts bookings. Tell me both if you have them and I will show you where the gap is.

04 Follow-up
Property decisions take weeks. A three-day sequence discards most of the spend.

Budget, timeline, purpose, preferred location. Saves everybody a wasted Sunday.
The entire objective of the conversation. Everything else is preamble.
Construction updates, new phases, price movements. Most property leads convert long after the campaign ended.
Visited, negotiating, booked, lost and why. Without it you cannot tell which campaigns produce buyers.

Straight answers, including the ones that cost me work. If yours is not here, ask it — I reply the same day.
Usually because the price band is hidden. Concealing price maximises volume and destroys qualification — you receive enquiries from people who could never afford it, and your sales team absorbs that cost. Publishing a range produces fewer and far better leads.
Both, for different jobs. Google catches people actively searching a location or project type, which is higher intent. Meta creates demand and reaches investors and NRI buyers who were not searching. Retargeting joins the two.
Targeted advertising in the relevant countries plus material for a buyer who cannot visit: video walkthroughs, documented approvals, construction progress and a contact route that works across time zones. It is a different sales process, not a variation on the local one.
Months. Property decisions are slow and usually involve family discussion. Agencies that abandon leads after a week discard a large share of the buyers they paid to find.
It carries real risk. Indian buyers check RERA registration, and advertising a project with unclear status invites both scepticism and regulatory exposure. I would rather advertise a smaller approved phase honestly.
Not in the same micro-market for the same segment. If I am running campaigns for a plotted development on one corridor, I will not take a direct competitor there. I will tell you about any conflict before we start.
