01 The premise

The number nobody tracks.

Almost every developer can tell me their cost per lead. Very few can tell me their cost per site visit, and almost none their cost per booking. Yet the gap between an enquiry and a visit is where the entire business sits — a form fill is curiosity, a forty-minute drive on a Sunday is intent.

Once you measure that gap, the decisions change. Hiding the price maximises lead volume and destroys visit rate, because most of those enquirers could never afford it and your sales team absorbs the cost of finding out. Publishing a band produces fewer, better leads and a materially higher visit rate.

The other structural feature is the NRI buyer, who may commit without ever visiting. That is a completely different sales process needing video walkthroughs, documented approvals, construction progress and somebody reachable across a time zone. Treating an NRI enquiry like a local one is how those leads are lost.

02 Requirements

What a project campaign needs.

Different from almost every other sector.

Requirements

  • One landing page per project. Not per developer. Buyers choose between projects, and a combined page serves none of them.
  • Location stated honestly, with a map. Vague area claims produce visits that end in annoyance and reviews that say so.
  • A published price band. Even approximate. Hiding price is the single largest cause of poor real estate lead quality.
  • RERA and approval status. Indian buyers check this. Its absence reads as evasion, and advertising without it carries real exposure.
  • Real site photographs alongside renders. Clearly labelled as which is which. Renders alone signal a project that may not exist yet.
  • A site visit as the call to action. Booking a visit, not downloading a brochure. The brochure is a delay dressed as engagement.
  • NRI-specific material. Video tours, documentation, and a contact route that works across time zones.

03 Straight talk

What I will and will not run.

Real estate advertising has established bad practices. These are the ones I decline.

Legitimate

  • Published price bands. Filters the audience and respects everyone’s time.
  • Real approvals stated. RERA number and legal status shown plainly. It converts better as well.
  • Actual site photographs. Alongside renders, labelled honestly.
  • Honest location. With a map, including the inconvenient distance from the metro.

Declined

  • Manufactured scarcity. “Only 2 units left” when there are forty. Works once, then poisons the brand.
  • Hiding price to force a call. High volume, wasted sales time, irritated buyers.
  • Implying approvals you do not hold. A legal exposure as well as a dishonest one.
  • Loose location claims. “Near the expressway” for something twenty kilometres away.
