01 The premise

Two numbers that actually matter.

Real estate campaigns generate a lot of leads and convert a small fraction of them. That is normal and it is not a failure. What is a failure is measuring the campaign on the large number instead of the small one. The two figures worth tracking are cost per site visit and cost per booking, and almost nobody tracks the first.

The gap between an enquiry and a visit is where the entire business sits. Somebody filling in a form about a plotted development is expressing curiosity. Somebody driving forty minutes on a Sunday is expressing intent. The campaign, the landing page and the follow-up should all be built to move people across that gap rather than to maximise the count on the near side of it.

The other structural feature of Indian real estate is the NRI buyer, who may never visit at all before committing. That is a completely different sales process requiring completely different material: video walkthroughs, documented approvals, construction progress, and someone available across a time zone. Treating an NRI enquiry like a local one loses it.

02 Requirements

What a property campaign needs.

  • One landing page per project. Not per developer. Buyers are choosing between projects, and a combined page serves none of them.
  • Location, honestly stated. With a map. Vague area claims produce visits that end in annoyance and reviews that say so.
  • Price band published. Even a range. Hiding price produces high lead volume and terrible qualification, which costs your sales team far more than the leads cost you.
  • Approvals and legal status. RERA registration, approvals, title. Indian buyers check this and its absence is read as evasion.
  • Construction and site imagery. Actual photographs, not only renders. Renders alone signal a project that may not exist yet.
  • A site visit call to action. Booking a visit, not "download brochure". The brochure is a delay dressed as engagement.
  • NRI-specific handling. Video tours, documentation, and a contact route that works across time zones.

Property decisions take weeks. A three-day follow-up sequence throws away most of the spend.

04 Straight talk

What I will and will not run.

Real estate advertising has well-established bad practices. These are the ones I decline.

Legitimate

  • Published price bands. Filters the audience and respects everybody’s time.
  • Real approvals stated. RERA and legal status shown plainly. It converts better as well as being required.
  • Actual site photographs. Alongside renders, clearly labelled as which is which.
  • Honest location. Stated with a map, including the awkward distance from the metro station.

I will not

  • Fake urgency. "Only 2 units left" when there are forty. It works once and poisons the brand.
  • Hide the price to force a call. Generates volume, wastes your sales team, and irritates buyers.
  • Imply approvals you do not have. A legal exposure as well as a dishonest one.
  • Advertise a location loosely. "Near the expressway" for something twenty kilometres away produces angry visitors.
