Property enquirers shortlist several projects in one sitting. Being first is a genuine advantage.
Paid Lead Generation · Delhi NCR & remote
Nobody buys property from a landing page. Every part of a real estate campaign exists to produce one thing: somebody standing on the site with a sales person. Counting anything else flatters the numbers.
Short answer
Real estate lead generation produces enquiries for property projects, but the meaningful conversion is a site visit rather than a form fill. Campaigns must be built around project-level targeting, high lead volumes with low qualification rates, and a follow-up process that survives a decision taking weeks or months.
Four details. A real reply the same day, from me.
01 The premise
Real estate campaigns generate a lot of leads and convert a small fraction of them. That is normal and it is not a failure. What is a failure is measuring the campaign on the large number instead of the small one. The two figures worth tracking are cost per site visit and cost per booking, and almost nobody tracks the first.
The gap between an enquiry and a visit is where the entire business sits. Somebody filling in a form about a plotted development is expressing curiosity. Somebody driving forty minutes on a Sunday is expressing intent. The campaign, the landing page and the follow-up should all be built to move people across that gap rather than to maximise the count on the near side of it.
The other structural feature of Indian real estate is the NRI buyer, who may never visit at all before committing. That is a completely different sales process requiring completely different material: video walkthroughs, documented approvals, construction progress, and someone available across a time zone. Treating an NRI enquiry like a local one loses it.

Different from almost every other category on this site.
03 Follow-up
Property decisions take weeks. A three-day follow-up sequence throws away most of the spend.

Budget, timeline, purpose, location preference. A gentle qualification saves everybody a wasted Sunday.
That is the entire objective of the conversation. Everything else is preamble.
Construction updates, price movements, new phases. Most property leads convert long after the campaign ended.
Visited, negotiating, bought, lost and why. Without this you cannot tell which campaigns produce buyers.

Most developers can tell me cost per lead and not cost per visit. The second number is the one that predicts bookings. Tell me both if you have them and I will show you the gap.

04 Straight talk
Real estate advertising has well-established bad practices. These are the ones I decline.
— Paid Lead Generation
These sit next to real estate leads and are usually bought with it. Same person doing the work in each case.

Straight answers, including the ones that cost me work. If yours is not here, ask it — I reply the same day.
Usually because the price band is hidden. Concealing price maximises lead volume and destroys qualification — you receive enquiries from people who could never afford it, and your sales team absorbs that cost. Publishing a range produces fewer, far better leads.
Both, for different jobs. Google catches people actively searching for a location or project type, which is higher intent. Meta creates demand and reaches investors and NRI buyers who were not searching. Most successful property campaigns run both with retargeting joining them.
Targeted advertising in the relevant countries plus material built for a buyer who cannot visit: video walkthroughs, documented approvals, construction progress, virtual tours, and a contact route that works across time zones. It is a genuinely different sales process, not a variation on the local one.
Months. Property decisions are slow and frequently involve family discussion. Businesses that abandon leads after a week discard a large share of the buyers they paid to find. A long, low-intensity nurture sequence converts leads the campaign was never credited for.
It carries real risk. Indian buyers check RERA registration and approval status, and advertising a project whose status is unclear invites both scepticism and regulatory exposure. I would rather advertise a smaller, approved phase honestly than a larger unapproved one.
Location with a map, price band, configuration options, approvals and RERA number, real site photographs alongside renders, construction status, and a booking form for a site visit. The objective is a visit, not a brochure download.
